By now, we all know what coworking is. We know someone working out of one, meeting in one, or in our case, trying to explain why they suddenly “don’t need an office anymore.” What started as a niche alternative to traditional office space has become a major part of how companies operate, especially as hybrid work continues to reshape the workplace. But behind the coffee bars, shared lounges, and flexible memberships is an entire operational world managing occupancy, member experience, hospitality, growth, and the day-to-day reality of keeping these spaces running smoothly. This month, we’re bringing together leaders across the coworking industry, for a conversation around what it actually takes to operate flexible workspaces in today’s market and where the industry goes from here.

Expansive | Director of Enterprise Sales
Kayley Dicicco was the first employee at Expansive, helping launch the company in Chicago in 2013. Today, she leads Enterprise Sales, partnering with corporate clients on flexible workplace strategy.
Since its founding, Expansive has grown into the largest nationwide owner-operator of flexible office and coworking spaces, with 50 locations across 35 cities and over 4 million square feet.
Over her tenure, Kayley has played a hands-on role in launching new locations, leasing and operations, and training teams across the business. Passionate about the evolution of the coworking industry, Kayley is recognized as a knowledgeable and trusted partner within the broker and corporate real estate community.
Erica George

Erica George is a distinguished real estate and sales professional with more than 15 years of experience generating revenue growth and cultivating enduring client relationships across residential, commercial, and multifamily markets. Throughout her career, she has earned a reputation for strategic execution — leading high-performing lease-ups, overseeing multimillion-dollar portfolios, and consistently ranking among the top producers in her field.
Ms. George's expertise spans community management for prominent residential developers, business development, and consultative sales. She is recognized for her ability to build and lead cohesive teams while maintaining rigorous financial oversight and operational discipline — a combination that has driven measurable results at every stage of her career.
She brings a comprehensive perspective to each client engagement, integrating deep market knowledge, sound financial judgment, and an unwavering commitment to client success. Erica holds a Bachelor of General Studies from Indiana University and is based in Mill Valley, California.
Rachelle Borja
Studio by Tishman Speyer | Head of Global Operations
Rachelle joined Tishman Speyer in August 2018 as General Manager of the first location of Studio by Tishman Speyer, the firm’s flexible workspace platform delivering a premium, hospitality-driven experience. She now leads the global operations team of nearly 80 team members across 21 coworking and meeting and event spaces.
With deep expertise across hospitality and operations, she focuses on driving performance, elevating the customer experience, and scaling teams. Prior to Tishman Speyer, she held leadership roles at WeWork and W Hotels NYC. She holds a BS in Hospitality Administration from Cornell University.
Originally from the Jersey Shore, Rachelle is also a proud mom to her 7-year-old.

Nathalie is the Leasing Director at WeWork in San Francisco, where she oversees leasing strategy, enterprise deal negotiations, and portfolio performance across one of the most dynamic flexible office markets in the U.S. With a career built inside one of the world's largest flexible workspace platforms, Nathalie brings deep market expertise in how companies of all sizes, from high-growth startups to established enterprises, structure and scale their real estate footprint. She works closely with brokerage partners and occupiers to drive deal velocity, optimize pricing, and position WeWork's San Francisco portfolio for long-term performance. Her focus is straightforward: match the right space to the right business, on terms that make sense.

With more than 25 years in the industry, her perspective comes from a rare combination of engineering, construction, and tenant advisory work, beginning with designing power and lighting systems at Flack and Kurtz and later managing complex interior build-outs at Hathaway Dinwiddie. That foundation allows her to approach lease strategy holistically, connecting finance, design, construction, and long-term use in ways many advisors never see firsthand. Beyond her client work, Samantha is deeply committed to elevating women and minorities, and she has served as a mentor for more than a decade while consistently giving back to the community. She has held multiple leadership roles with CREW SF, including serving as Chapter President in 2020, and continues to stay actively involved in advancing the industry. In addition, she serves as a board member on Asian Women's Shelter (www.sfaws.org) and Family Violence Appellate Projects (www.fvap.org).
