Data Centres at a Crossroads: Risk, Opportunity, and Where Capital Flows Next
The infrastructure behind the AI boom is being built at remarkable speed, and the bill is landing on power grids, water systems, and the communities that host it. Ceres estimates the US alone will need around 100 GW of additional grid capacity by 2030 to meet projected data centre demand, roughly the combined peak electricity demand of the UK and France. Close to a third of new construction is going up in regions already facing water stress.
For investors, this cuts both ways. The same buildout that creates demand for clean energy, advanced cooling, grid-enhancing technology, water reuse, and virtual power plants also carries underappreciated downside: stranded and underutilised assets, circular financing across the AI ecosystem, and exposure that may be mispriced if demand or AI economics fall short of expectations. How a data centre is sited, powered, and operated is becoming a signal of both risk and quality.
