All you need to know about Dubai real estate
The Dubai property market is reeling from a conflict the country didn't ask for. And in recent months, much has changed.
Sales are down. Prices have moderated. Buyers are negotiating hard. Speculative buying is out. Developers are offering attractive payment plans. And secondary deals are on the rise. As an executive put it, it’s a buyer’s market now.
All of this comes after more than five years of a bull run, where real estate rose and rose. Property prices had surged 70% between 2020 and 2025 and investors were all too keen on buying and flipping properties. We’ll sit down with Mario Volpi, who has spent over 4 decades in real estate—nearly two of those in Dubai—and is now a senior manager at Eva Real Estate, to understand the ongoing shift in the sector. Should you buy? Should you hold? Should you sell?
