Rural transactions ask more of an agent than suburban ones. The questions come from a different place: Will the soil perc? Is this parcel still in Greenbelt, and what happens at rollback? Does the existing survey hold up, and is the access legal or just customary?
This three-hour Tennessee-approved CE course works through the practical knowledge land professionals need to answer those questions with confidence. Instructors Rylee Alcorn, Senior Loan Officer & Cody Eaton, Senior Loan Officer with Rural 1st/Farm Credit, will cover:
Percolation test requirements and the process for getting one done
Tennessee's Greenbelt program, including qualifying criteria and enrollment
When a new survey is warranted and how to evaluate legal access points

Rylee Alcorn specializes in financing the country lifestyle, from raw land and lot loans to one-time-close construction loans and home purchases on rural acreage, including log homes and barndominiums. She works within Rural 1st, the consumer lending division of Farm Credit Mid-Amer ica that offers specialized financing for those pursuing country living.
Her background in agricultural and rural lending includes loan processing, customer relationship management, and credit support, along with prior commercial lending experience. She brings that day-to-day experience financing rural transactions across Tennessee into the classroom, where she helps real estate professionals navigate the technical pieces clients rely on them to handle, from perc tests and Greenbelt enrollment to surveys and legal access.

Cody Eaton Senior Loan Officer, Rural 1st / Farm Credit Mid-America (NMLS #1082554)
Cody Eaton finances land, farms, and recreational properties across Tennessee, with a specialty in one-time-close construction loans and purchase loans for rural buyers. Based in Columbia and a graduate of Middle Tennessee State University, he works with real estate professionals and their clients on the financing side of rural transactions, from raw acreage and recreational tracts to homes on land.
He brings that lender's perspective into the classroom, helping agents understand how the technical pieces of a rural deal, perc tests, Greenbelt status, surveys, and access, affect financing and what buyers and sellers can expect at the closing table.

Eric Hall leads collateral management services for Farm Credit Mid-America and Rural 1st, overseeing the team responsible for evaluating the land and improvements that secure rural loans. His work sits at the intersection of valuation, title, survey, and access, the details that determine whether a property can stand behind a loan and what risks need to be addressed before closing.
For the easement and survey portion of this course, he brings the lender's view of what makes legal access defensible, when an existing survey holds up, and how recorded versus customary access can change the trajectory of a transaction. It's the kind of perspective agents rarely get to hear from the collateral side of the table.
