After our first Field Session, we’re going deeper with Bay Area real estate investor Eric Devine—this time stepping inside an active renovation within an 11-unit apartment building he owns in Oakland.
This isn’t a seminar or a polished case study after everything has already gone right.
You’ll see the project while the work is happening.
Eric will walk us through the unit, explain what he’s changing and why, and open up his thought process around renovation decisions, budgeting, contractors, materials, timelines, tenant considerations, and how improvements fit into the larger strategy for the property.
With more than 20 years of Bay Area real estate experience, 100+ completed flips, and a portfolio of rental properties, Eric brings the perspective of someone who has learned the business by actually doing the work.

About Eric Devine
Eric Devine has been investing in Bay Area real estate for more than two decades. Alongside his brother Greg, he began buying single-family homes and apartment buildings in East Oakland and steadily built a portfolio through both fix-and-flip and buy-and-hold strategies.
Together, they’ve completed 100+ flips and own and manage rental properties throughout Oakland, with a concentration around Lake Merritt.
Eric is also passionate about helping other Black investors understand the realities of real estate ownership—not just the highlight reel—and use property ownership as a vehicle for financial freedom, self-agency, and generational wealth.
