How to Buy Land for the Life You Want to Build
How to Buy Land for the Life You Want to Build is a practical workshop on what to know before purchasing land for a homestead, intentional community, retreat space, regenerative project, or simply a different way of living.
This workshop is part of Earth Labs, a sustainability and self-sufficiency residency held at Wild Seeds Ranch in Dulzura, California.
We’ll walk through the due diligence that can make or break a land purchase, including:
Zoning and permitted uses
Legal and physical road access
Property lines and easements
Flood zones and wetlands
Water, wells, septic, and utilities
Building permits and development restrictions
Financing vacant land
Questions to ask before making an offer
Red flags that can turn an inexpensive property into an expensive mistake
We’ll also talk about starting with the life you actually want to create. A piece of land can look beautiful or affordable and still be completely wrong for your vision. The goal is to help you understand how to investigate a property, ask better questions, and determine whether the land can truly support what you want to build.
About Nikki
Nikki is a yoga teacher, land enthusiast, and former vacant-land investor who spent years researching and evaluating properties for acquisition. Her experience taught her how to dig into zoning, access, utilities, environmental restrictions, property records, financing, and the many details that aren’t always obvious from a land listing.
After stepping away from land investing, she eventually found herself living in an intentional community at Wild Seeds Ranch. That experience gave her a new perspective on the knowledge she had accumulated: land doesn’t have to be something you simply buy and sell it can be the foundation for community, sustainability, creativity, and a life built with intention.
This workshop brings those two worlds together.
