The Buyer Consultation
The Buyer Consultation
Understand first, then advise.
A couple from Fairfax walks through the gate at Cypress Creek for the first time. One is running the numbers. The other is picturing Saturday morning. A good buyer consult serves both of them, and it happens before the first showing, not after the tenth.
Together we’ll walk through:
Needs, dreams and timeline, and the four goals
Financing, simply explained, then handed off to the lender
The ten “buyer beware” don’ts between contract and closing
Finding the right home: on-market, off-market, FSBO, foreclosure and new construction
Buyer agent compensation and the written agreement, explained plainly
The CDIF: the five sections buyers ask about most
Then we practice it live: a role play with a military family on PCS orders, house hunting from out of state with 45 days to settle.
You’ll leave with a buyer consult agenda, a “buyer beware” client handout, and a plain-language way to explain compensation.
If buyer agreements still feel awkward to explain, this session is for you. Agents from every brokerage are welcome.
