Realtors & Investors Virtual Lunch & Learn Series: Ontario Rentals & the LTB (4 Sessions with Kristen & Edmond at Legacy Legal Services LLP)
I'm often asked about the Landlord and Tenant Board. People want to know what's changed, what happens to a deal when there's a tenant in place, which notice to use, and how to get back money a tenant owes. The best people to ask are the ones who appear before the Board and the courts every week.
So I'm hosting my good friends Kristen Jarvis and Edmond Veliu for a 4-part lunch-hour series on Fridays from 12–1pm ET, built for realtors, property managers and investors.
Kristen Jarvis and Edmond Veliu, from Legacy Legal Services LLP, a firm representing clients at the Landlord and Tenant Board, Small Claims Court and in Provincial Offences matters across Ontario.
This series is mainly geared towards:
Realtors, Brokers
Property Managers
Investors owning 10+ units

📅 Session 1 - Fri, Nov 13, 12–1pm ET: What's New in Ontario Rentals and at the LTB
Who are Kristen and Edmond, and what does Legacy Legal do?
What's changed at the LTB recently?
How do these changes affect timelines, filings and hearings?
What should property managers and investors do differently now?
What should realtors tell their landlord clients?
Live "Ask a Paralegal" Q&A

📅 Session 2 - Fri, Nov 27, 12–1pm ET: Closing With Tenants in Place: Vacant Possession for Buyers and Sellers
"Can I sell with vacant possession if there's a tenant in place?" It's one of the most common questions I hear from realtors, and one of the easiest ways for a deal to go sideways close to closing.
What does "vacant possession" actually mean when there's a tenant in place?
As a seller, what are your options, and what are the timelines?
As a buyer, what should you ask for before you firm up?
What happens if the tenant doesn't leave by closing?
Live "Ask a Paralegal" Q&A
___
📅 Session 3 - Fri, Dec 11, 12–1pm ET: Notices, Negotiations & Cash for Keys
N5s, N12s, N11s and cash for keys. What is all of this?! Pick the wrong notice, or fill out the right one wrong, and you could lose months.
The N5: When should you serve it, and what mistakes get it thrown out?
The N12: Landlord's own use, purchaser's use, and what does the Board look for?
The N11: How do you put a mutual agreement to end the tenancy in writing?
Cash for keys: When is it worth it, and how do you structure it properly?
Live "Ask a Paralegal" Q&A
___
📅 Session 4 - Fri, Jan 8, 2027, 12–1pm ET: After the Tenant Leaves: Getting Back Unpaid Rent and Damages
The tenant is gone, but they still owe you money. Many landlords never collect because they don't know where to file or what proof they need.
LTB or Small Claims Court: Which one handles what, and when does it switch?
What proof do you need for unpaid rent, damages and unpaid utilities?
How do you find a former tenant and serve them?
You won, so now what? How do you actually collect on a judgment or order?
What records should property managers keep from day one so a claim holds up later?
