Land Development Capital Strategy
A land development project isn't only engineered through zoning, roads, utilities and construction.
It also has to be financially engineered.
How should the deal be structured? Where should the capital come from? How do investors evaluate the opportunity? What tax and financial considerations should be addressed before major decisions are made?
On Wednesday, December 2nd, Paul Freeman will walk us through how these decisions fit into the actual land development process and how developers can structure projects more intelligently.
Paul brings more than two decades of experience in financial services and wealth management, where he currently manages approximately $150 million in funds under management through his UK advisory business.
He is also actively developing and building in the United States, using private capital, bank financing and subordination to execute residential and subdivision projects.
That gives Paul a valuable perspective from both sides of the table:
What we get into
How to think through the capital structure of a development
Where private money, equity, bank financing and subordination fit
How investors evaluate risk, return, timing and liquidity
How developers can better structure and communicate investment opportunities
Where tax and financial planning should enter the development process
How ownership, financing and disposition decisions can affect the project
When a developer should bring financial, tax and investment professionals into the conversation
Where this fits in land development
Paul's expertise becomes especially valuable when you're:
Evaluating whether a project financially works
Structuring ownership and investment partnerships
Building the capital stack
Raising private money
Working with lenders
Considering subordinated financing
Planning investor returns and project exits
Thinking through tax and financial implications before making major decisions
The goal isn't to turn developers into financial advisors.
It's to help developers understand what questions to ask, what decisions matter and when the right financial expertise needs to be brought into the project.
Who should be in the room?
This Masterclass is for:
Land Developers
Builders
Private Investors & Equity Partners
Lenders & Capital Partners
Landowners considering development partnerships
Acquisition Professionals
Agents & Brokers working around development land
Anyone trying to move from finding land into actually structuring and executing a development
Because finding the dirt is only the beginning.
A developer still has to understand how to structure the money, the ownership, the risk and the return.
That's part of the science of land development — and that's what we're getting into on December 2nd.
