This is a 1-hour hands-on session showing PE fund principals, net-lease investors, and real estate acquisition teams how to run a sale-leaseback acquisition pipeline — sourcing, valuing, and underwriting owner-occupied property deals — using Claude AI agents inside Claude Cowork.

We walk you through a production-ready multi-agent workflow that takes inbound deal data and produces a sized, stress-tested acquisition decision with a tested rent-coverage ratio, so by the end of the session you can turn a broker's deal package into a go/no-go bid recommendation without underwriting it by hand.

Section 1: Running the Full Sale-Leaseback Workflow How to have Claude run the entire engine in one sequence. An Orchestrator restates the deal box — the target property, the tenant business, and the fund's return hurdle. A Gmail Intake step confirms the deal folder against the broker's email thread and flags anything referenced but missing. A Property Valuer marks the real estate using only the comparable cap rates on file. A Credit Underwriter tests the tenant's rent coverage and credit quality, showing the coverage ratio and the assumptions. A Bull argues why the acquisition strengthens the portfolio. A Stress Bear on a fresh turn attacks tenant default risk, re-leasing risk, and cap rate exposure. The run ends at the Rent Watch Dog, which checks every figure to source, confirms the coverage ratio and cap rate are properly sourced, sends failures back to the Underwriter, and issues a go or no-go — producing an acquisition memo, an IC deck, and a full underwriting model.
