Insurance, Electrical & Building Risks: What Landlords Need to Know Now
Small and medium-sized landlords face building risks that can quietly turn into insurance issues, major repair costs, or serious safety concerns if they’re not identified and addressed early.
In this in-person session, Brad Bojda, owner of Twin Peaks Property Inspections, shares insights drawn from nearly 20 years of construction and inspection experience across Ontario. Brad is a Certified Master Inspector (CMI) and Licensed Master Carpenter who leads a team inspecting residential and commercial properties throughout the GTA.
A consistent finding from Brad’s work:
Many of the most serious issues landlords face are not tied to building size.
They appear repeatedly across basement apartments, duplexes, multi-unit buildings, and even high-rises — often unnoticed until an insurer, adjuster, or incident forces action.
What This Session Will Cover
This session is education-first, with a strong focus on how building systems intersect with insurance requirements, liability, and risk management:
Flat roofing systems and where insurers commonly see failures
Kitec plumbing and the insurance challenges it continues to create
Aging electrical systems — panels, wiring methods, and components now under increased scrutiny
Life safety requirements, including smoke alarms, carbon monoxide detectors, and sprinkler systems
Why insurers are tightening expectations around electrical systems, and how proactive upgrades can:
Reduce fire risk
Improve insurability
Protect tenants and lives
Electrical Thermography & Evolving Insurance Expectations
Brad will also explain how insurance requirements are evolving, including the growing use of electrical thermography as a risk assessment tool.
Twin Peaks Property Inspections now performs electrical thermographic inspections, which many insurance providers are beginning to require annually to identify overheating and hidden electrical risks before failures, claims, or policy restrictions occur.
Inspections, Documentation & Disputes
The session will also touch on how landlords use professional inspection reports to document property condition, including reports that can serve as independent evidence in court proceedings or before the Landlord and Tenant Board.
