This is not one company. It is a pattern that repeats across the Toronto tech ecosystem.

A company raises a Series B. They sign a lease for space built for 280 people. Eighteen months later they reduce their workforce to 160. The lease has no break clause. The space cannot be sublet because it was designed as one open floor. Every Monday morning 160 people walk into an office built for 280 and sit in the daily reminder of what happened. The rent runs over a million dollars a year. The lease has seven years left.

The conversation that would have prevented this takes 45 minutes.

This session is for founders, operators, and investors who are either approaching a real estate decision or watching one play out across their portfolio. We will cover three things:

•       The governance gap that makes real estate the most expensive decision nobody owns in a growth-stage company

•       The specific window in the Series A to Series B journey where the mistake gets locked in

•       The three questions every operator should answer before signing anything
