About the Workshop

Finding land for ground-up development still relies heavily on word of mouth, driving sites, and navigating dozens of different data sources. That's not going away — but a new generation of software tools is making it possible to source, screen, and pursue sites at a scale and speed that wasn't realistic even two years ago.

This workshop is a practical, two-hour walkthrough of how developers are using AI and SaaS platforms to find land across multifamily, single-family, retail, industrial, and data center projects. 

We'll cover how to run bulk parcel searches tailored to your asset class and target market, how to evaluate a site digitally before ever getting in the car, how to find and reach property owners, and how to build site reports using demographic and market data. Along the way, we'll demo real tools — including Pillar, LandPortal, and Land iD — so you can see what's actually out there and how it works.

You'll leave with a clear understanding of what tools exist, how to use them, and an exhaustive resource guide with vendor recommendations you can act on immediately.

How to run bulk parcel searches by asset class and market

Not all land searches are the same. A multifamily developer filtering by zoning and rents needs a different approach than a homebuilder looking for raw acreage in a growth corridor. We'll walk through how to set up targeted searches for each development type from residential to retail and industrial.

How to evaluate a site without leaving your desk

Zoning, lot dimensions, flood zones, utilities, comps, surrounding uses — there's a lot you can learn about a parcel before you ever visit it. We'll show you how to digitally screen sites and quickly separate the real opportunities from the noise.

How to find and contact property owners

Once you've identified a strong parcel, you need to get in front of the owner. We'll cover the tools and techniques developers are using to identify ownership, find contact information, and make that first outreach — whether it's a single owner-operator or an entity buried in LLC filings.

How to build site reports with demographic and market data

Whether it's for an internal investment memo or a capital partner, we'll walk through how to pull together demographic profiles, traffic counts, market trends, and competitive supply data into a clean site report — using tools that do the heavy lifting for you.

How to evaluate and choose the right tools for your shop

We'll break down the current landscape of land-finding and site selection software — what each tool does well, where they overlap, and how to decide what's worth paying for based on your deal flow and asset type.
